Seawater Sea Bed & Breakfast Policies

The breakfast menu is set in advance for each day and is served buffet style in the dining room.

There will always be a sweet dish and a savory dish; at least one will be served hot at the start of breakfast.

If you will be late and want your food warm, please let us know.

We make every effort to accommodate dietary needs.  Please let us know as soon as possible of any allergies or dietary restrictions.

At the end of breakfast, the dining room doors are closed.  Remaining portions of appropriate dishes may be available on the buffet for the afternoon.

We are happy to provide early or take-away breakfast with at least two days' notice.

Deposit: The Deposit is equal to a one-night stay. It is processed online or over the phone by credit card at the time of booking.

Payment: Full payment by credit card is due at the time of check-in. No-shows will be charged the full rate of booked rooms.

Check-in: Between 3 pm and 6 pm. Other arrangements must be made with the innkeepers; a $25 fee is assessed.

Check-out: 11 am

Cancellation: There is a $25 processing fee for all cancellations. Full refund of deposit up to 14 days before arrival. Forfeit deposit 1-14 days before arrival unless we can rebook the room(s). If the guest chooses to rebook, their deposit will be applied to the new booking.

Children: Limit of 2 adults per room except for the Erie room, which has a limit of 4 adults. Children are welcome.

Pets: We do not accept pets.

Smoking: No smoking, no candles, no vaping or other combustibles.  There is a $250 cleaning fee for smoking in the B&B

Minimum Nights: Minimum of 2 nights for May through September weekends, events or special pricing deals.

Alcohol: Social drinking is allowed.  We do not supply alcohol; however, guests can bring their own.

Common Areas: There are 3 common areas and a small fridge for guests to store beverages and food.

Kitchen: Our license does not allow guest use of the kitchen.

Unregistered Guests: Outside guests are welcome by prior arrangement only.

Cleaning/Damage Fee: The cleanup fee for extraordinary cleaning starts at $250 per affected room due to smoke, fire, rowdy behaviour, etc.

Food: No food allowed in bedrooms. Please clean up common areas after yourselves.
